Public audit trail

Trust the plan because you can inspect the data.

Aveloa separates regulator facts, planning estimates and modelled signals. This page says what each number is, where it came from, what changed and what still needs verification.

School directory

85 active regulator-listed campuses in the curated planning set. Selected material Dubai records were checked against KHDA directory pages and fee fact sheets.

Property prices

75 communities use indicative planning estimates. 76 additional source-verified profiles are searchable but excluded from ranking.

Commutes & planning models

Drive times and affordability are modelled from disclosed inputs. 25 community amenity profiles use first-party evidence; missing evidence stays neutral. Supermarkets and nightlife require their own evidence, not generic retail or waterfront descriptions. Published plans are labelled separately, and access or membership is never assumed. Community star scoring remains withheld.

Coverage

What is in—and out

The directory covers relocation-relevant Dubai and Abu Dhabi districts plus official master-community portfolios. A record that looks plausible is not enough to influence a recommendation.

We prefer regulator and government sources. School websites are used for admissions and operational detail that regulators do not publish.

What the audit changed

Account restoration and honest save status

Fresh devices restore saved preferences and shortlists instead of overwriting them with demo defaults. Current edits survive a cloud refresh; unsuccessful reads cannot upload an empty plan. Preferences and shortlist writes must both succeed before a cloud-save confirmation, with a working Retry action and bounded requests. Account-tagged device caches prevent one household being uploaded to another account. Shortlist removals do not delete unseen additions from another device.

Partner sharing and report continuity

Cancelled sharing is quiet; blocked clipboard access offers a manual link instead of a false copied confirmation. Salary scenarios restore saved income and keep tuition support and school anchors without changing the plan. Reports preserve shortlist context, distinguish uncosted saves, show actual shortfalls and state their assumptions. PDF export waits for visual assets and uses a reviewed colour layout with readable evidence labels.

Shared-link analytics isolation

Production script permissions now restrict same-origin JavaScript to compiled app assets, blocking the host-injected tracker that otherwise records full URLs independently of Aveloa's analytics consent. Aveloa's own analytics remains consent-controlled and strips query values. Shared links remain view-only bearer links, not private accounts or password-protected documents.

Rent-versus-buy equity and renewal arithmetic

Buying cash flow now credits equity released after an assumed sale rather than treating the deposit and mortgage principal as lost costs. Mortgage repayments stop at term; fees, running costs and value changes are explicit what-ifs. Corrected the denominator used to convert benchmark-above-rent to Dubai's rent-below-benchmark bands. Non-Dubai renewals remain a clearly labelled flat assumption, never a Dubai increase or a claimed legal ceiling.

School discovery, placement and admissions claims

School discovery restores saved emirate, curriculum and fee preferences; broad grade-coverage stages replace age-to-year guesses. Image-led results link to campus profiles and save directly into the school shortlist. Static waitlist fields no longer imply available places or filter the directory. Added official AFLEC and LLFPM campus photos, plus LLFPM's dated 2026/27 year-group availability. Application research is separate from confirmed seats; primary-only blurbs no longer promise terminal qualifications.

Legacy salary-check claims and share-link privacy

Removed unverified industry salary benchmarks and the incorrect claim that the bundled rents came from land-department transactions. The legacy shortcut is explicitly rent-and-tuition only and links to the fuller offer calculation. Share links are described as view-only, not password-protected: anyone with the link can read the included budget and shortlist.

Household relevance, developer context and floor area

Child-free community matching no longer filters or scores by school fees, curriculum, ratings or school-run distance. Removed the unverified developer-quality table and retired unsupported space, developer and market-activity preference boosts. Generic home-size benchmarks cannot win a more-space recommendation; ambiguous mixed-property price-per-square-foot estimates are withheld. Compare asks users to verify actual floor plans.

Job offers and employer school support

Job-offer headroom now uses the same selected living-cost model as the full plan. Additional housing cash is separate from salary; tuition reimbursement is capped at modelled fees and never becomes spare income. School support follows the saved profile, school changes and partner links. Upfront cash is not reduced by later reimbursement.

Everyday-life evidence and matching

Removed marketing-keyword inference from all amenity preferences. General retail no longer implies supermarkets; dining and promenades no longer imply nightlife. Added venue-specific grocery and nightlife sources, clearer masterplan labels, and four more community amenity profiles. Unknown evidence stays neutral; access and membership are not assumed.

Dubai and Abu Dhabi community atlas

Expanded the searchable catalogue to more than 150 relocation-relevant profiles. Source-verified communities without comparable housing inputs are visibly marked research-only and cannot enter recommendations.

Developer attribution audit

Corrected Alreeman to Aldar, Reem Hills to Q Properties, Hydra Village to Hydra Properties and Jubail Island delivery to LEAD; mixed districts no longer imply a single developer. Added major destination, authority and residential developer profiles.

Abu Dhabi school coverage

Moved 23 operating ADEK schools out of the future-campus quarantine, added checked source links, corrected material curriculum and fee errors, removed the nonexistent Bloom World Academy Abu Dhabi record, and added the operating GEMS Founders Masdar City, Noya British and Yasmina American campuses.

French-curriculum coverage

Reconciled the full current AEFE UAE directory: ten homologated entries across Dubai, Abu Dhabi and Sharjah. Fee and inspection evidence remains field-specific; Le Petit Poucet is directory-only because it does not serve the planner's CM2 reference year.

Abu Dhabi community coverage

Added sourced editorial profiles for Bloom Living and Hudayriyat Island. They are visible for research but excluded from ranking until housing inputs are verified.

Property market signals
